Where the $541,287 figure comes from
HUD sets the FHA floor at 65% of the conforming loan limit that FHFA establishes for Fannie Mae and Freddie Mac. The 2026 conforming baseline rose 3.26% to $832,750, and the FHA floor rose with it. (High-cost markets elsewhere in the country can reach a $1,249,125 ceiling, but no Kentucky county is designated high-cost.)
What the new limit buys with 3.5% down
With FHA’s minimum 3.5% down payment, a base loan of $541,287 supports a purchase price of roughly $561,000 — before the 1.75% upfront mortgage insurance premium, which most borrowers finance on top of the base loan. Annual MIP for most new FHA loans remains 0.55%. In practical terms, the 2026 increase adds about $17,000 of purchasing room compared to last year without changing your down payment percentage or credit requirements.
Multi-unit: FHA’s quiet advantage
The 2-4 unit limits above are for owner-occupied properties, and FHA still allows 3.5% down on them. Buying a $650,000 Louisville duplex, living in one unit, and renting the other is squarely inside the 2026 2-unit limit of $693,050 — one of the few low-down-payment paths into income property that exists.
Timing rule to remember
The limit that applies to your loan is determined by the date your FHA case number is assigned, not your contract or closing date. Case numbers assigned on or after January 1, 2026 get the new limits.
