What credit score is needed to buy a house in Kentucky?

Ultimately, there is no singular credit score that can guarantee you a mortgage approval. Each lender is free to set their own credit score requirements.

But many loan types are insured by government organizations. And lenders cannot accept borrowers with credit scores below the minimum these organizations set. The four most popular home loan types are:

Conventional: Not backed by any government agency, but must meet the Fannie Mae and Freddie Mac underwriting guidelines
FHA: Loans backed by the Federal Housing Administration
VA: Loans backed by the US Department of Veterans Affairs (for military members)
USDA: Loans backed by the US Department of Agriculture (for low- to moderate-income families who buy homes in rural areas)

And here are the minimum credit score requirements for each of these loan types:

Conventional: 
620 SCORE NEEDED. BUT TO GET APPROVED FOR A FANNIE MAE LOAN MOSTLY LIKE YOU WILL NEED A 720 SCORE OR HIGHER IF YOU HAVE LESS THAN 20% EQUITY POSITION OR LESS THAN 20% DOWN PAYMENT DUE TO PRIVATE MORTGAGE INSURANCE
FHA: 
580 for a 3.5% down payment
500 for down payments of at least 10%
**MOST FHA LENDERS WILL WANT A 580 to 620  CREDIT SCORE NOWADAYS

VA: 
No minimum BUT MOST VA LENDERS WILL WANT A 580 to 620 CREDIT SCORE
USDA: 
No minimum, but with a credit score of at least 620 to 640 you could qualify for streamlined credit analysis and chances of approval goes way down if score is below 640…

Federal Housing AdministrationFHA loans, which allow as little as 3.5 percent down, have traditionally been the go-to source for buyers with low down payments.
FHA loans have the advantage of allowing down-payment money from a gift or grant from other agencies.
The rising costs of FHA loans and the mortgage insurance that is required of FHA borrowers, though, have made the loans less attractive. In addition, the insurance premium on new FHA loans, unlike on other loans, is for the life of the loan.
• Veterans AffairsVA loans, which are available to active or honorably discharged veterans and their spouses, require no down payment and no private mortgage insurance
• U.S. Department of AgricultureLike VA loans, USDA loans require no down payment. They are available only in areas considered rural by the federal government, have income restrictions and can carry large upfront fees.
 Conventional loans. Conventional loans have gotten more flexible for those who can’t afford a full 20 percent down.
Many banks will lend up to 90 or even 95 percent of the property’s value. Such loans require a monthly private mortgage insurance fee, but the cost of such insurance has dropped while the cost of FHA insurance has risen, making conventional loans more attractive for those who can’t put 20 percent down.
Generally, the better a borrower’s credit score and the lower the debt-to-income ratio, the more likely a lender will allow a lower down payment.
“Conventional mortgage insurance now is much less expensive than FHA insurance,” Pausche said. “If you have the credit scores to qualify conventionally, it may be cheaper to put down 5 percent instead of going with FHA.”
In addition, Fannie Mae, the federal buyer of home mortgages, offers a program called My Community Mortgage that allows low- to moderate-income buyers to put down as little as 3 percent on a home.
Freddie Mac offers a similar program called Home Possible that allows buyers into homes with as little as 5 percent down, all of which can come from gifts.

Mortgages and Credit Scores

Today, credit scores plays a big role in determining whether or not your mortgage loan is approved and at what interest rate.  Obtaining a mortgage loan at an interest rate just one point less results in a savings of about $5,000 on the average 15 year mortgage, and significantly more on a 30 year mortgage (about $50,000).
 
Why do lenders use your credit score in their lending decisions?  Because they discovered that there is a direct correlation between your credit score and the odds of your becoming delinquent on your monthly mortgage payments. Consider the following statistics the mortgage industry has compiled:

As the above table illustrates, those with credit scores below 630 are not a very good risk, so they will obtain a mortgage at a significantly higher interest rate and this will add anywhere from $50 to about $250 to their monthy mortgage payment and add thousands to the price of the home.
 
If your score is 660 or above, you can get a mortgage loan fairly easily since you are a pretty good risk. As stated above, the higher your score the lower your interest rate, so your goal shouldn’t be to obtain a credit score of 660; it should be to achieve a credit score of at least 700.  Some lenders will reward you if your credit score is higher than 725, by lowering your interest rate by about 1/4th of a percent.  If it is between 700 and 724, it will be lowered by 1/8th of a percent.
 
Does an interest point or two make such a big difference in the price of the house?  You bet it does!  It means saving  thousands in finance charges and a lower monthly payment.  For example, paying an interest rate just two points higher means paying an additional $200 each month on your house payment on the typical $150,000, 30-year mortgage loan.  That’s at least $72,000 more you’re going to pay for your house!
 
There are steps you can take to raise your credit score or overcome a low credit score:
 
(1)  Offer a larger down payment so that you aren’t borrowing so much money
(2)  Lower your debt-to-income ratio by paying off as much debt as you possibly can before applying for a mortgage loan in order to increase your credit score
(3)  Don’t buy a car just before applying for a mortgage loan as it lowers your credit score
